It is a Florida-approved financing mechanism that lets homeowners pay for storm-hardening improvements (including new roofs) through their property tax bill instead of through a traditional loan. No money down, long terms, no credit check in most cases.
Do I qualify for PACE financing? +
Most Florida homeowners with equity in their home and a clean property tax payment history qualify. The program does not run a traditional credit check. We can pre-qualify you through one of our PACE partners in about 24 hours.
How long does PACE financing take to approve? +
Pre-qualification typically takes 24 to 48 hours. Full approval and project funding usually within 1 to 2 weeks. Once approved, we can start the roof work immediately.
What is the interest rate on PACE financing? +
PACE rates vary by program and term but typically run 6 to 9% APR. The advantage is no money down, no credit check, and long terms - not the lowest possible rate. For homeowners with strong credit a traditional home improvement loan may have a lower rate.
Can I pay off PACE financing early? +
Yes, in most cases without penalty. If your situation changes and you can pay off the balance, you can typically do so by paying the remaining assessment to your county tax collector.
What happens if I sell my home with PACE on it? +
The remaining PACE assessment typically transfers to the new owner since it is attached to the property tax, not to you personally. Disclose it during the sale; some buyers ask sellers to pay it off at closing, but it is not legally required.
